I have just moved into Sentryknowe and need to know what is
expected of me.
May we first on behalf of the
Residents Association welcome you as a new resident of Sentryknowe
and say how much we hope you take pleasure in staying within the
area. If there is anything you feel we as an Association or just as
neighbours can do to help you please do not hesitate to contact us.
Hopefully, when you purchased
your new home your solicitor will have explained to you your
responsibility within the terms of your deeds along with all other
residents of Sentryknowe to keep the grass and gardens areas within
the scheme maintained. The main function of the Resident’s
Association is to organise this work on behalf of all residents,
issue bills and collect payments.
If you do not already have you
bill then you should receive it shortly. The amount oustanding can
range from nothing to the full amount dependant on the time of year
you moved in. If you do not receive an account within one calendar
month of moving in then we ask that you contact us by clicking
here.
The treasurer will contact you.
In the meantime it would be very useful if you could download and
complete some paperwork which you can find
here.

note that it is your responsibility and in your interests to supply
this information as quickly as possible.

How do I pay? There are
various payments methods outlined in your bill documents:
- Bank mandate - see your bill for choices of payment
plans
- Bank Automated Credit System (BACS) - This is our
preferred method. If you want further details on how to pay by
this method then please click
here and we will e-mail you our account details. These will
be needed by your bank.
- Cheque - remember to write you unique number on the
back.
- Cash - Not recommended but will be accepted. The
Association will not accept responsibility for the loss of any
cash payments unless a receipt has been issued. If you would
like a receipt please remember to complete a receipt form which
you can download here.
This form
must be handed in with your payment. It is highly recommended
that you DO NOT send cash through the post.

What do I do if I think my bill is
wrong? Contact the Treasurer as soon as possible either
by letter or
e-mail
Remember to let us know which property you are talking about -
quote your unique reference number if you can. Try to be clear about
why you think the bill is wrong.
The treasurer will respond as soon as possible. If you query your
bill BEFORE the notified payment due date then no admin fees
will be applied if your query results in a late payment - but only
as long as a payment is received within 7 days of your query being
resolved.

Why have I been charged administration
fees? There are a number of reasons why you may have
been charged administration fees:
- You do not stay in Sentryknowe but rent out a property
- You have not paid your outstanding amount by the date
notified
- The committee have incurred extra costs in recovering the
outstanding amount owed by you.

What will happen if I do not pay my
share of the land maintenance fees? The committee
acknowledges that sometimes people will find it hard to find the
funds to pay for land maintenance. The fact is though that if
someone does not pay their share then their neighbours and everyone
else in who owns property in Sentryknowe would be left to pick up
the costs. For this reason the committee will always take whatever
steps are necessary to ensure that everyone pays their share.
The first thing
that would happen is that you will receive a gentle reminder asking
you to remember to pay the outstanding amount within a given time.
If you do not pay within this timescale an
administration fee equal to 15% of the basic land maintenance costs
would be added to your bill. This is to cover the costs of extra
paperwork, postage etc. An equivalent admin fee would be charged
thereafter each time we contact you. You should bear in mind however
that within the terms of our constitution only one reminder needs to
be sent.
As an absolute last resort legal action would be taken to recover
funds - the costs involved in this can be significant and would also
be added to the outstanding amount.
